FlipTracker has been instrumental in improving Investnotic’s efficiency and setting a foundation for their growth. Four Main Functions Data Feed: a direct feed from the MLS, the IDX identifies properties almost instantaneously according to specified parameters established by the user. The system evaluates data every minute to identify potential investment opportunities in real time. The user’s role is to confirm e-values, confidence scores and validate critical data for potential investments. You benefit because the system brings deals to the you. Additional features include a built in communication tasking and reminder management system that gives the users the ability to easily communicate, email and follow up with listing agents. Project Section The Project Section of FlipTracker is an all-inclusive asset management forum. It allows for one centralized location to store all data and documents needed to manage a project from negotiations through closing. The Project Sections are fully customizable and include fields for such information as contacts, photos and document uploads. It has the added capacity to track milestones in order to ensure timelines and schedules are met. News feeds are displayed to keep all parties up to date on project specifics. In addition, there are messaging features with the capacity to email as well as tasking features promoting accountability within an organization. The system has been designed to allow for workflows to be built into the back end; the program has the capacity to automate a company’s policies and procedures. Accounting and vendor/client access portals allow for third party links. The system does not simply organize the data within its given platform, but all the data has the capacity to be exported allowing for limitless reporting possibilities. Scope of Work (SOW) Builder Section The SOW Builder generates a detailed “Scope of Work” for each project based on data collected from the MLS. The comparable properties in conjunction with the data collected from the physical inspection to determine the ideal after repair value and an upper limit for “Value Added Repairs.” The “Value Added Repairs” are strategically selected for the area so that you maximize your return. To do this there are internal guides so that you focus on repairs relevant to the market. For example we can show you if a kitchen should be rehabilitated or completely remodeled; new retrofit windows are needed or lawns maintenance versus completely manicured etc. As you know, sometimes investor over improve projects because they want to give it a personal touch instead of just making it market ready. The SOW Builder eliminates that margin for error by determining where best to invest the rehab money to maximize returns. Moreover, it provides sales data to price the property at the ideal price point to minimize the marketing time. For example in some cases the data shows that it is better NOT to remodel the kitchen or replace the windows, but rather to price the home below a particular price point to make it sell fast. Bottom line... the SOW Builder strategically selects the improvements based on maximum returns and the shortest marketing time. ProBidder Section With ProBidder we aim to eliminate the costly learning curves associated with rehabilitating properties. One of the most difficult aspects of real estate flipping is the fine balance of managing cost while maintaining quality. The Probidder Module is a cost management forum designed to put the control back into the investor’s hands. The Module has a library of handpicked “value added” materials from Lowes and Home Depot categorized based on finish quality, color scheme and the type of product. A wizard walks the user through a step by step, room by room process allowing even a novice investor to create an itemized material list including SKU numbers, not to exceed labor costs per item leaving no room for interpretation. The bid and scope of work are available to the contractor in order to accurately account for “behind the wall” items, reducing costly change orders. The system empowers the investor to compare bids with the contractor apples to apples.
